How to Market a Listing With an Assumable Mortgage
By David Golovin · September 17, 2026 · 3 min read
A low assumable rate is the strongest feature a listing can have right now. These are the channels that can carry it.
The MLS and its syndication network
Your listing flows from the MLS to Zillow, Redfin, Realtor.com, and dozens of other portals automatically. What can go in public remarks is governed by your MLS’s rules.
Roots
Assumable listings from our MLS feeds display an estimated rate, downpayment, and monthly payment on the listing page. Sellers and agents can also request verification, which adds a verified badge with a confirmed rate.
Flyers, sign riders, and print
Many agents note the loan type and that it is assumable. Wording that includes rates or payment figures is worth a broker review first.
Social and video
Reels, listing videos, and post copy reach buyers who never open a portal. The same review applies to any post that states loan terms.
Your buyer-agent network
Agents with clients priced out at market rates are the most receptive audience an assumable listing has.
Showings and open houses
Where individual buyers ask about the numbers, and where many agents choose to have that conversation.
Know the rules before publishing numbers
Advertising credit terms is regulated. Before any ad states a rate, payment, or downpayment figure, review the federal Truth in Lending advertising rules, your MLS rules for public remarks, and your state license advertising requirements with your broker. This article is not legal advice.

FAQ
Are there rules about advertising an assumable mortgage rate?
Yes. Federal Truth in Lending advertising rules (Regulation Z, 12 CFR 1026.24) govern ads that state credit terms, MLSs restrict what goes in public remarks, and state license law sets advertising requirements. Review them with your broker or compliance team before publishing numbers.
How do I find out if my listing is assumable?
Check the loan type. VA, FHA, and USDA loans are assumable; conventional loans almost never are. Call the loan servicer to confirm and get their assumption process and fees in writing.
Do buyers see the rate on Roots?
Assumable listings on Roots display an estimated rate, downpayment, and monthly payment. Verified listings show a confirmed rate with a verified badge. Figures are estimates and not an offer of credit.
